Rental Agreement

By booking Halcyon House, you agree to the following terms and conditions. This agreement is between you (the "Guest") and the property owners, Matt and Jen (the "Hosts").

Booking & Payment

  • Full payment is required at the time of booking
  • A valid credit card must be on file for incidentals and potential damages
  • Rates are subject to change until booking is confirmed
  • All rates are in USD
  • Transient Occupancy Tax (TOT) of 12% will be added to all reservations as required by Sonoma County

Cancellation Policy

  • Full refund if cancelled within 48 hours after creating your booking and if it is more than 30 days before your scheduled check-in date
  • 50% refund if cancelled between 48 hours after creating your booking and 30 days before your scheduled check-in date
  • No refunds are provided if cancellation is made within 30 days of your scheduled check-in date

Hosts reserve the right to cancel reservations due to property damage, maintenance issues, or Acts of God.

We strongly recommend purchasing travel insurance to protect your booking.

Occupancy

  • Maximum occupancy: 6 guests
  • No parties or events permitted
  • No pets allowed
  • Smoking is strictly prohibited inside the property and throughout The Sea Ranch common areas
  • Guest must be at least 25 years of age to book

The Sea Ranch Rules

Halcyon House is located within The Sea Ranch Association (TSRA), a planned community with specific rules that all guests must follow. As required by TSRA, we must inform you of the following rules. Violations may result in fines imposed by TSRA, which will be the responsibility of the Guest.

Required Guest Notifications:

  • Quiet Hours: 9:00 PM to 7:00 AM daily. Noise levels must not exceed 55 decibels (dBA)
  • No Drones: Drone flights are strictly prohibited anywhere on The Sea Ranch property
  • Smoking Prohibited: Smoking is prohibited year-round on all Sea Ranch trails, common areas, and restricted common areas (except beaches)
  • Parking: Maximum of 2 vehicles per property. Guest parking passes must be displayed at all times
  • Pet Dogs: All dogs must be licensed and leashed at all times when off private property. Maximum leash length: 6 feet. Owners must immediately clean up after their dogs
  • Speed Limit: 25 mph maximum on all private Sea Ranch roads
  • Light Pollution: Outdoor lighting must comply with TSRA dark sky regulations

Penalties: TSRA violations can result in fines ranging from $250-$500 for first offense, up to $1,000-$2,000 for repeat violations. Guests are fully responsible for any fines incurred during their stay.

Check-In & Check-Out

  • Check-in: 4:00 PM
  • Check-out: 11:00 AM
  • Early check-in or late check-out may be available upon request and approval
  • Guests must check in with TSRA before accessing the property

Property Care & Damages

  • Guests are responsible for any damage to the property or its contents
  • Guests agree to leave the property in the same condition as found
  • Normal wear and tear is expected and accepted
  • Guests will be charged for excessive cleaning, damages, or missing items
  • Security deposit or damage waiver may be required

Liability

Guests use the property at their own risk. Hosts are not liable for any injuries, accidents, or losses that occur on the property or during your stay. This includes but is not limited to:

  • Use of amenities (sauna, outdoor shower, bathtub, kitchen appliances)
  • Hiking, walking, or other outdoor activities
  • Wildlife encounters
  • Weather-related events or power outages
  • Loss or theft of personal belongings

Guests are strongly encouraged to obtain travel and health insurance.

Force Majeure

Hosts are not responsible for failure to perform obligations due to circumstances beyond our control, including but not limited to: natural disasters, fire, flooding, power outages, pandemic, government restrictions, or other Acts of God.

Modifications

Hosts reserve the right to modify these terms at any time. Guests will be notified of any material changes prior to their stay.
